Trading Standards advice when renting a property

 

Letting agents and property management businesses must comply with the following.

Redress schemes

They must be a member of a government approved redress scheme. This independent body can consider any complaints about them. If the agent is not in one of the schemes they may have to pay a penalty of up to £5000.

Deposits

When you pay a deposit to the agent (or landlord), they must protect the money in a government backed tenancy deposit scheme.  If they do not, you may be able to claim up to three times the value of the deposit from them.

Display of fees 

Letting agents must be open and upfront by displaying online and at their premises, certain information including details of the fees they charge and which deposit and redress scheme they are in. Failure to comply can result in a £5000 penalty.

Energy Performance Certificates (EPCs)

The energy performance rating of a property to let must be displayed in any advertisements for it. You should also be given a copy of the EPC for the property you let. Failure to comply can result in a £200 penalty charge.

The letting agents must not mislead you when describing the property or carry out any other unfair practices.
