Timescales for dealing with applications

Most applications will be determined within 8 weeks for non-major applications, and 13 weeks for major applications. Where this is not possible, we may need longer to determine the application. For example, where revisions are needed, or legal agreements required. In those cases, we will ask for your agreement in writing to extend the deadline.

This may be at an early stage where it is clear more time will be needed. If there is no agreement to extend the period, it may be necessary to determine the application as submitted.

Where changes are made to an application following validation either -

  • (i) by the applicant deciding to amend the plans
  • (ii) where revisions are needed either where no pre-application discussions have taken place or where pre-application advice has not been followed

We reserve the right to either re-commence the 8 or 13-week period or refuse to accept the changes and determine the application as submitted.

If after 26 weeks from validation for major applications or 16 weeks for other planning applications a decision has not been made, you may be entitled to a refund of the application fee. This is if there has been no written agreement with yourself to extend the determination period. Note that if there is no agreement to extend the determination period, it may be necessary to determine the application as it stands.
