Every 3 years, the government reviews the rental values of business properties in England and Wales to ensure businesses pay the correct business rates, which are based on current property values.
The next revaluation starts on Wednesday 1 April 2026 and may affect the estimate of the yearly rent for your property.
The key changes are as follows -
- Retail, hospitality and leisure relief has ended and replaced by 2 lower multipliers. See the full list of qualifying businesses on GOV.UK
- a new multiplier for properties with a rateable value over £500,000
The new business rate multipliers for 2026 to 2027 are -
- 38.2p for small business retail, hospitality and leisure up to £51,000
- 43.2p for small business (other sectors) up to £51,000
- 43p for standard retail, hospitality and leisure over £51,000
- 48p for standard (other sectors) over £51,000
- 50.8p for high-value property (all sectors) over £500,000
Other changes and reliefs are -
- a new Supporting Small Business scheme for businesses that lose their Small Business Rates Relief or Retail, Hospitality and Leisure Relief
- Transitional Relief to help businesses facing large increases in bills by phasing in higher charges for up to 3 years
- a 1p Transitional Relief supplement for ratepayers who do not receive the above reliefs, to partially fund the Transitional Relief. This will apply for 1 year from Wednesday 1 April 2026
- a Small Business Rates Relief extension from 1 to 3 years, for businesses taking on a second property from Thursday 27 November 2025
- a new 10-year, 100% business rates relief for eligible EV charging points and EV-only forecourts

Small Business Rates Review
We are currently completing a Small Business Rates Review, with forms sent to ratepayers currently in receipt of Small Business Rates Relief.
The information provided will be used to determine the business rates multiplier to be applied to those individual business rates account from Wednesday 1 April 2026.
