Planning pre-application advice

We encourage applicants and agents to obtain pre-application pre-app advice for all types of proposal before submitting a planning application.

The pre-app process can help with -

  • reducing delays in determining applications when they are made
  • establishing whether the application is likely to be granted
  • identifying issues that will need to be resolved and offering advice on how to achieve that
  • identifying information that will be required to be submitted with the application

We offer both officer pre-apps and pre-apps with the Planning Committee Members. Officers can deal with all types of proposal. Member pre-apps are limited to -

  • major applications
  • proposals in Conservation Areas which would have a significant impact on the character and appearance of the area
  • proposals which affect listed buildings
  • a scheme that members have asked to be presented
  • follow-up presentations requested by members following a first pre-app
  • others in exceptional circumstances only
