Gas service information for private landlords

As a landlord, you are legally obliged to carry out an annual gas safety check on all gas appliances in the properties you let. This is to make sure they are safe and in good working order. You must also arrange for the maintenance of -

  • pipes
  • flues
  • all gas appliances

All checks and maintenance must be carried out by Gas Safe registered engineers.

The Gas Safe Register

All gas installers in Great Britain need to be registered with Gas Safe. This is in order to be able lawfully to carry out any work on gas fittings which includes gas appliances.

The Gas Safe Register keeps a register of gas installers who are qualified to install or repair gas fittings and appliances.

The register -

  • checks the competence of gas installers
  • inspects their work
  • deals with complaints about unsafe gas work
